My Story

Name one mistake you’ve ever made in real estate investing, and I bet you I’ve made it. I was like so many other investors out there – I was passionate about real estate investing & I wanted nothing more than to do it full-time. I bought all the courses. I went to all the seminars. I bought a bunch of homes & took on a ton of debt – counting on appreciation to bail me out.  (Remember hearing from everyone that for the last 50 years, the housing market went up an average of 8% a year?)

I thought I was doing everything right… until I finally realized…

I was “equity” rich, but cash poor – REALLY cash poor.

And then when the housing market crashed, all that “equity” that I thought I had… it quickly disappeared.

So now I was equity poor AND cash poor!

I knew there was no way I could ever realize the dream of being a financially free, Real Estate Entrepreneur.

But then I discovered Wholesaling. Actually, it discovered me. Almost every course I had bought in the past told me that I needed to started in real estate investing by learning how to wholesale houses. But I didn’t believe them!

I thought the important thing was to get all the “good debt” and OPM “other people’s money” that I could get my grubby little hands on – and buy as many houses as I could!

I thought the key to getting out of the rat race was to buy a bunch of homes that were making $100-$200 a month in cash flow, and everything else would fall into place!

But once I owned about 14 homes, I realized that I had a serious cash flow problem. All that “cash flow” quickly disappeared to vacancies and repairs! Every month I was struggling to make ends meet.

I HATED BEING A LANDLORD!

Every month, I was losing more and more of my sanity and peace.

I became over-extended and over-leveraged.

I began to hate tenants.

I began to hate mortgage payments.

I BEGAN TO HATE REAL ESTATE!

I became a motivated seller!

My family was suffering because I was never at home and I was not making the money they deserved.

Investing was sucking me dry of my time, my family, my money, my PEACE OF MIND – you name it.

I was sick and tired of spending so much stinkin’ money in real estate and not making any!

Why wasn’t it working like all the gurus taught?! This was supposed to be easy!

So back to Wholesaling…

I decided I had to find a way to start making big chunks of quick cash – and fast. I bought a couple more courses on wholesaling and I actually started making money! It was nice for a change!
